Tanya Hart Little is the founder and managing partner of Hart Commercial. In addition to brokerage assignments, Tanya leads the strategic planning, operations, franchise and corporate services accounts for the firm. With 30-years-experience in multiple aspects of commercial real estate, Tanya has built marketing and asset management platforms for some of North America’s largest real estate and finance companies, including GE Capital Real Estate and the Royal Bank of Canada. In 2009, she founded a distressed debt real estate advisory company, Hart Advisors Group, where her team completed over $11 billion in commercial loan restructures, assumptions, recapitalizations, and loan sales through 2020, when she sold the company to a private investor. Little also launched a commercial brokerage platform in Miami, Florida in 2014 serving Hart’s clients in the South Florida area.
Tanya is a leading authority in commercial real estate known for her groundbreaking work in strategic asset management. During her tenure at GE Capital at GE Capital, Tanya oversaw the leasing, management, and disposition of a $425 million national commercial portfolio of Class A assets for the GE Pension Trust. In addition, in her subsequent role as Managing Director, she developed and directed the marketing strategy for GE Real Estate’s $7 billion per-year national lending platform. Little left GE in 2006 to become the Chief Operating Officer at RBC, where she developed and oversaw all business operations for a new lending business unit which produced more than $2.3 billion in loans while overseeing the asset management and servicing for a $1 billion interim loan portfolio.
Since, her tenure at GE Real Estate, Tanya has been mentoring and promoting young commercial real estate professionals through her involvement in The Real Estate Council, CREW Dallas, 4Word, Ladies in CRE™ and individual relationships. Allison Johnston Frizzo, who Tanya met through a mentoring relationship, is Tanya’s partner in Hart Commercial and co-founded the firm in 2021. Tanya’s passion for mentoring and her business accomplishments have been recognized with numerous awards, including the DBJ Women in Business Award, Enterprising Women of the Year Award, Texas Diversity Council Award, Austin Business Journal’s 100 Most Influential Texans to Know, the Dallas Power 50 Award, and most recently, GlobeSt’s Women of Influence Award.
Tanya holds a bachelor’s degree in Business and Marketing, a brokers license in Texas and Florida, and earned her certification as a Gallup-Certified Strengths coach. Outside of the office, Tanya loves traveling with her husband Robert, daughter Taylor, and son-in-law Brad to the Turks and Caicos Islands, which she considers her happy place. Tanya has two energetic golden retrievers, Ellie and Mila, and loves spending time with friends, entertaining and traveling.
After ten years serving in leadership roles at some of the leading brokerage firms in Dallas, Allison Johnston Frizzo launched Hart Commercial with her mentor, Tanya Hart Little, in October 2021. As Managing Director of Hart Commercial, Allison is building a dynamic brokerage team focused on all asset classes. She specializes in office leasing and has expertise in design, business development, construction management as well as creating innovative ideas for repositioning assets and marketing spaces. Allison is dedicated to building a culture that promotes diversity, flexibility and infused with a positive-driven mindset that attracts the younger generation who are seeking a platform through which they can forge ahead in their professional and personal lives. With a strong book of business that includes significant projects in the Dallas/Fort Worth Metroplex, the Hart team is quickly making its mark in the industry.
Allison comes to Hart Commercial from Gaedeke Group where she was Vice President of the Real Estate Division for Texas focused on leasing over 7.8 million square feet of Class AA office projects. Prior to Gaedeke, she was with JLL’s Agency Leasing Group in Dallas. She was formerly with Spire Realty Group as a Leasing Associate responsible for assisting in leasing the company’s Dallas real estate portfolio of over three million square feet of Class A office projects. Allison has spent her 12-year career in commercial real estate focused on leasing commercial properties and representing tenants looking for commercial space both locally and nationally.
Early in her career Allison realized that there were not any industry organizations at that time providing networking opportunities specifically for young professional women in their 20s and 30s, so she founded Ladies in CRE™ in 2012. Ladies in CRE™ began with 35 members and has grown to almost 700 members. This organization’s purpose is to cultivate personal and professional relationships among young women in the commercial real estate industry by holding quarterly networking events. This group offers the opportunity to connect with mentors as well as causes focused on supporting women.
Allison is a current Board member of TREC and past board member of NTCAR, TREC Executive Board, TREC ALC Class of 2018, CREW, Urban Armadillos, Big Brothers Big Sisters and 4word Dallas Board. Allison has been recognized as an industry leader in Dallas, and has received prestigious awards including the NTCAR Young Citizen Award and the CoreNet Global North Texas Young Leader Award. D CEO named her a Power Broker in 2019, 2020, 2021 & 2023 and Bisnow included her as a Rising Star for the Women Leading Real Estate event in November 2022. In addition, Allison was named to the Auburn University Alumni 20 Under 40 Inaugural Class.
Allison graduated from Auburn University with a Bachelor of Arts degree in Communication and Finance Concentration. While at Auburn, she was a member of the water ski team. Outside of the office, she is passionate about animal rescue causes, and has fostered 40 dogs. She is constantly volunteering at adoption events, and is particularly proud of the Barking Project event she helped coordinate in Spring 2022. This was the largest adoption event ever held in Dallas.
David Harris is the Managing Director of Tenant Representation at Hart Commercial. For the past ten years, David has represented office and industrial tenants, providing a creative and personalized approach with proven results.
Since 2016, David has successfully negotiated more than 220 transactions in 42 states, encompassing more than 2.1 million square feet and valued in excess of $125 million. He has been recognized as a DCEO Power Broker in 2017, 2019, 2020, and 2023.
David graduated from Texas A&M University with a B. S. in Economics. During his time at A&M, he was the Editor-in-Chief of the school’s newspaper, The Battalion. In his spare time, David enjoys journaling, reading and sharing rooftop cigars with his wife, Caiti.
As Managing Director of Business Development at Hart Commercial, Jennie is expanding the firm’s network in the Dallas/Fort Worth market by cultivating key industry contacts for collaboration while strengthening existing client relationships. She brings over 25 years of finance experience and business connections to the Hart team.
Prior to coming out of retirement to join Hart Commercial, Jennie served as Senior Vice President of Banking Operations at City Bank where she managed regional branch operations, including bank acquisitions, expansions, and development. She played a crucial role in the market rebranding in the DFW and Houston markets and spearheaded the development of the bank’s Treasury Management Department, which supports their commercial banking platform of services.
Jennie is a founding member and serves on the Leadership Board of Ladies in CRE™, a nonprofit organization that offers mentorship and philanthropy opportunities for young women in commercial real estate.
When Jennie is not working, she likes to travel and has been to over a dozen countries. She recently visited the Amalfi Coast in Italy for the first time and recommends that everyone add it to their bucket list. During football season she cheers on her Texas Tech Red Raiders and the Dallas Cowboys.
Lauren Preola is a Senior Associate at Hart Commercial. She specializes in creating innovative marketing strategies for Hart’s listings and focuses on medical leasing.
Prior to joining Hart, Lauren was an Associate for Fischer & Company, a Dallas commercial real estate firm, where she worked with the retail and office tenant representation teams. She conducted market research & analysis, prepared presentation materials, analyzed financial models, and participated in business development activities. Previously, Lauren was a Project Manager at StreetLights Residential, a Dallas multifamily & mixed-use developer. She worked on the marketing and asset management team for five years, and coordinated the branding for over 20 Class A+ Multifamily properties across the country.
Lauren graduated from Baylor University and is an active member of The Real Estate Council’s Young Guns and Ladies in CRE™.
Outside of work, you can find Lauren and her mini-Aussie named Bowen at MUTTS dog park. Her favorite place to travel is New York City, where she searches for the best pasta in the city.
Grace Harper is an Associate Broker at Hart Commercial specializing in tenant representation and commercial leasing. She has been instrumental in providing due diligence for numerous multinational deals valued at over $20 million. She currently manages a portfolio of 14 buildings comprising nearly 700,000 SF.
In December 2022, Grace graduated from the Cox School of Business at Southern Methodist University, earning a B.B.A. in Real Estate Finance. Grace also holds memberships in various professional organizations, including ULI, ICSC, NAIOP, and TREC through the Folsom Institute of Real Estate.
In addition to her professional accomplishments, Grace is deeply passionate about giving back to the community. She dedicates her time and effort to volunteering with the HRH Crown Princess Katherine foundation in Serbia. She is also actively involved with the Crèche in the West Bank.
Morgan McCullough is a Marketing Associate at Hart Commercial. She specializes in creating innovative marketing strategies and digital content for Hart’s properties, brand, and clients.
Prior to joining Hart, Morgan was a Communications Coordinator at Wildcat
Management, a commercial real estate development company located in downtown Dallas where she worked with the marketing team in content and copy creation. She executed a range of communication-related tasks including strategic planning, building and analyzing marketing campaigns, and monitoring industry trends.
Previously, Morgan was a Public Relations Consultant for Communication@Work, a
talent-development company based out of Carbondale, Indiana. She provided
omnichannel content strategy, story creation, and promotional campaigns for industry professionals.
Morgan graduated from Southern Methodist University where she studied Public Relations & Strategic Communication. She is an active volunteer and donor at dog rescues throughout the country. Outside of work, you can find Morgan walking her Pitbull Terrier Astrid on the Katy Trail or watching a game with friends at Ice House. Her favorite place to travel is the British Virgin Islands, where she boats around to her favorite beach towns.
